Commercial Roofing in New Jersey: What's Included

Commercial roofing in New Jersey is mostly low-slope roofing, where water drains slowly and the membrane does all the work. Our commercial work covers:

  • Leak investigation and membrane repair
  • Seam and flashing repair at parapets, curbs and drains
  • Full replacement in TPO, EPDM or modified bitumen
  • Tapered insulation to correct ponding
  • Multi-family, mixed-use and HOA buildings

Porch roofs, rear additions and other flat sections on houses have their own page: porch, addition and dormer roofs.

TPO, EPDM or Modified Bitumen

TPO
A white single-ply membrane with heat-welded seams. It reflects heat, which helps buildings that run air conditioning.
EPDM
A black rubber membrane, durable and forgiving, with taped or glued seams.
Modified bitumen
Asphalt-based sheets in layers, tough underfoot, and good for roofs with foot traffic.

The right choice depends on the building, its drainage and how the roof is used. We'll recommend one and explain why.

How Our Commercial Roofing Process Works

  1. Survey. Membrane, seams, flashing, drains, and where water sits after rain.
  2. Moisture check. Wet insulation under the membrane has to come out.
  3. Written proposal. Repair or replacement, the system and the scope.
  4. The work. Scheduled around the building's use where possible.

Commercial Roofing Cost: What Drives the Price

Area and access
Roof size, height, and how materials get up there.
Wet insulation
Saturated insulation must be replaced, not covered over.
Drainage correction
Tapered insulation adds cost and fixes ponding.
Details
Parapets, curbs and penetrations take time to flash properly.

Warranty and Materials

Membrane manufacturers warranty the material; the installer warranties the workmanship. Both are named in the proposal. For flat roofs on houses, such as porches, additions and dormers, see flat roofing for homes.

Commercial Roofing FAQs

Still have a question?

(201) 757-3945
TPO, EPDM or modified bitumen — which is right?

TPO for a reflective roof with heat-welded seams, EPDM for a durable and forgiving rubber roof, and modified bitumen where the roof gets foot traffic. The building and its drainage decide.

Why does water pond on my flat roof?

The roof has lost its slope through settling, a sagging deck, or insulation that was never tapered. Water that sits for more than a couple of days shortens the membrane's life; tapered insulation restores the slope.

Do you work on commercial buildings?

Yes: shops, offices, mixed-use and multi-family buildings. We also do the flat sections of houses, such as porches, additions and dormers.

How long does a flat roof last?

Typically 15 to 30 years, depending on the system, the installation and how well it drains.
