Roof Replacement in New Jersey: What's Included
A roof replacement in New Jersey should be more than new shingles. Everything that keeps water out is replaced together, because a new shingle over old flashing is a leak waiting to happen.
- Full tear-off to the decking, with a dumpster on site and the yard protected
- Decking checked sheet by sheet; soft or rotted sections replaced
- Ice-and-water shield at the eaves and valleys, where New Jersey winters cause ice dams
- Synthetic underlayment across the rest of the deck
- New drip edge, starter strip, step flashing and pipe boots
- Balanced ventilation: soffit vents for intake, ridge vent for exhaust
- Architectural shingles installed to the manufacturer's nailing pattern
When a Roof Is Past Repairing
Repair stops making sense when the problem is the whole roof rather than one part of it. Signs we see before a roof replacement in New Jersey:
- Granules collecting in the gutters and bare patches on the shingles
- Curling, cupping or cracked shingles on more than one slope
- Leaks in several places, or the same leak returning after repairs
- Decking that feels soft or sags between rafters
- An asphalt roof past 20 years, especially on a south-facing slope
On the fence? Our guide to repairing versus replacing uses the same tests we do.
New Roof Installation, Start to Finish
Most single-family homes take one to three days, depending on size, pitch and weather.
Roof Replacement Cost: What Drives the Price
- Roof size
- Measured in squares of 100 square feet. Every slope counts, not just the footprint of the house.
- Pitch and complexity
- Steep roofs, dormers, valleys and skylights all add labour.
- Layers coming off
- Two or three old layers take longer to strip and fill more dumpsters.
- Decking
- Nobody knows how much sheathing is soft until the old roof is off, so a good estimate states the allowance up front.
- Shingle line
- Standard architectural shingles cost less than designer lines.
- Ventilation and flashing
- Adding ridge vent or rebuilding chimney flashing is part of doing it properly, and it shows on the price.

Warranty and Materials
The shingle manufacturer warranties the product; the installer warranties the workmanship. Both matter, and they're different documents. Your estimate names the shingle line and the workmanship warranty terms in writing.

Roof Replacement FAQs
Still have a question?
(201) 757-3945How much does a new roof cost?
It's priced by the square and adjusted for pitch, layers, decking and the shingle line you choose. You get a written estimate after we measure the roof; our cost guide explains each line.
How long does a roof replacement take?
One to three days for most homes. The aim is to have the house dried in at the end of each day, so it's never left open overnight.
Do I need a permit to replace my roof?
Often, depending on the town and the scope. We check with your local construction office and handle the permit when one is required.
Can new shingles go over the old ones?
It's sometimes allowed, but we don't recommend it. A layover hides the decking, holds heat and moisture, and usually shortens the life of the new roof. A tear-off lets us fix what's underneath.
1 more question
What warranty comes with a new roof?
Two: the manufacturer's warranty on the shingles and our warranty on the workmanship. The terms of both are written into your estimate.
