Flat Roofing in New Jersey: What's Included
Flat roofing in New Jersey houses is usually the part of the roof that leaks first: a porch or rear addition with too little pitch for shingles, tied into the main roof at a wall. Our residential flat roof work covers:
- Porch roofs, rear additions and enclosed sunrooms
- Shed and flat dormers
- Attached and detached garages
- Whole flat roofs on row houses and older multi-family homes
- The tie-in where the flat section meets the shingled roof or a wall
Which Flat Roof System Fits Your House
- EPDM
- A rubber membrane, durable and simple to repair. A common choice for porches and additions.
- TPO
- A white membrane with heat-welded seams. It reflects sun, which helps rooms under the roof stay cooler.
- Modified bitumen
- Layered asphalt sheets, tough underfoot, good where the roof doubles as a deck or gets walked on.
Shingles need enough slope to shed water. Below that, water backs up under them, which is why so many low porch roofs leak. A membrane is the right fix.
How Our Flat Roofing Process Works
Flat Roofing Cost: What Drives the Price
- Area
- Flat roofs are priced by size, and small porches carry a minimum setup.
- Decking condition
- Water-damaged boards under an old flat roof are common.
- System
- EPDM, TPO and modified bitumen are priced differently.
- Tie-ins
- Where the flat section meets siding, brick or a shingled slope, the flashing takes time to do properly.

Flat Roofing in New Jersey: What Homeowners Say
Flat Roofing FAQs
Still have a question?
(201) 757-3945Can my porch roof have shingles?
Only if it has enough slope. Many porch and addition roofs are too flat for shingles to shed water, and that's why they leak. A membrane roof is the right fix.
Which flat roof material is best for a house?
EPDM is durable and easy to repair, TPO reflects sun, and modified bitumen is toughest underfoot. We recommend one based on the roof, how it drains and how it's used.
Why does my flat roof leak where it meets the house?
That joint is where the membrane has to turn up the wall and be flashed in. When it was done with tar or caulk instead of proper flashing, it fails first.
Can you fix a flat roof without replacing it?
Often. Open seams, punctures and failed flashing can be repaired. If the decking underneath is wet or the membrane has worn out, replacement is the better value.
