Roof Leak Repair in New Jersey: What's Included
A roof leak repair in New Jersey is two jobs: finding the entry point and fixing it. Water runs along rafters and decking before it drips, so a stain over the living room can start at a chimney ten feet away. We trace it from the attic and the roof surface, then repair the cause.
- Leak tracing from the attic and from the roof
- Chimney flashing and step flashing repair
- Valley repair and re-lining
- Pipe boots, vents and other penetrations resealed or replaced
- Skylight curb and flashing repair
- Wet decking and underlayment replaced around the leak
Where Roof Leaks Actually Start
On North Jersey homes, most leaks come from a handful of places:
- Chimneys
- Step flashing and counter flashing separate from the brick as the mortar ages.
- Valleys
- Two slopes send all their water into one channel, and worn shingles there fail first.
- Penetrations
- Rubber pipe boots crack in the sun after ten years or so.
- Ice dams
- Snow melts over a warm attic, refreezes at the eave, and backs water up under the shingles.
- Skylights
- Usually the curb and flashing, rather than the glass.
Not every wet ceiling is a roof leak. Condensation in a poorly ventilated attic can drip just like one, and the fix is ventilation, not shingles. Ruling that out is part of the inspection.
How Our Roof Leak Repair Process Works
If water is coming in right now, that's emergency repair: we stop the water first and make the permanent repair once it's dry.
Roof Leak Repair Cost: What Drives the Price
- How long it takes to find
- An obvious cracked boot is quick. A leak that only appears in wind-driven rain takes longer to trace.
- What it's coming through
- Chimney flashing is more involved than a pipe boot.
- Damage underneath
- Rotted decking or wet insulation around the leak adds to the job.
- Access
- A steep pitch or height means more setup.
Pricing follows the same logic as any other repair to the roof.

Roof Leak Repair in New Jersey: What Homeowners Say
Roof Leak Repair FAQs
Still have a question?
(201) 757-3945How do you find where a roof leak is coming from?
We start in the attic, where stains and wet insulation show the path, then check the flashing, valleys and penetrations on the roof above it. The pattern helps too: a leak that only appears in wind-driven rain points somewhere different from one that appears every time it rains.
Is a roof leak an emergency?
If water is coming through the ceiling, yes, call. A slow stain after heavy rain can usually wait for a scheduled inspection, but not for months: wet decking rots and wet insulation stops insulating.
Why does my roof only leak in heavy rain or snow?
Heavy or wind-driven rain reaches places normal rain doesn't, such as the top edge of the flashing. Leaks that only appear with snow are usually ice dams backing water up under the shingles at the eaves.
Will homeowners insurance cover a roof leak?
Sudden damage, such as a storm tearing off shingles, often is covered. Leaks from age and wear usually aren't. Your policy decides that, but we document what we find with photos either way.
1 more question
Could the leak be the chimney or skylight rather than the roof?
Often, yes. Chimney flashing and skylight curbs are two of the most common leak sources we find.
