Chimney Reconstruction in New Jersey: What's Included

Chimney reconstruction in New Jersey is the fix when the brick above the roof is too far gone to repoint. Years of water getting into the masonry and freezing loosen the bricks until the chimney leans, sheds brick or leaks no matter how often it's patched. A rebuild includes:

  • Taking the chimney down to sound brick
  • Rebuilding with new brick and mortar matched as closely as possible
  • A new crown that overhangs the brick and sheds water
  • A new chimney cap
  • New step flashing and counter flashing into the roof, with a cricket behind wide chimneys

How Far Down a Rebuild Goes

Repair
Sound brick with worn joints or a cracked crown: repointing and crown repair.
Partial rebuild
The top courses are loose or spalled: taken down and rebuilt to a few courses below the damage.
Full rebuild above the roof
The chimney leans, bricks are falling, or the damage runs down to the roofline.

We tell you which one your chimney needs, and why, before you pay for more than that.

How Our Chimney Reconstruction Process Works

  1. Inspect. Brick, mortar, crown, flue and flashing, with photos.
  2. Written estimate. How far down the rebuild goes and what is replaced.
  3. Take down. Loose brick removed to sound masonry; the roof around it protected.
  4. Rebuild. New brick and mortar, crown and cap, then flashing worked into the roof.

Chimney Reconstruction Cost: What Drives the Price

How far down
A few courses at the top costs far less than a rebuild to the roofline.
Size of the chimney
Wider chimneys and multiple flues mean more brick.
Brick matching
Matching old brick can take sourcing.
Roof access
Steep or tall roofs need more staging.
Flue and liner
A damaged flue may be relined at the same time.

Thinking about chimney reconstruction? We inspect, photograph what we find and put the price in writing. Free, with no obligation.

Warranty and Materials

The rebuild, the crown and the flashing are warrantied in writing on the estimate. If the flue tiles are cracked too, it usually makes sense to fit a stainless steel liner while the top is open. When the brick is still sound, repointing, a new crown or new flashing may be all it needs.

Chimney Reconstruction FAQs

Still have a question?

(201) 757-3945
When does a chimney need rebuilding instead of repair?

When the brick itself has failed: it is loose, leaning, falling or spalled through. If the bricks are sound and only the joints or crown have worn, repair is enough.

How much of the chimney do you rebuild?

Down to sound brick. Often that's the top few courses; sometimes it's everything above the roofline. The estimate states exactly how far.

Can you remove an unused chimney?

Ask us. Taking an unused chimney down below the roofline and roofing over it is sometimes an option, depending on the house.

Do you redo the flashing when you rebuild?

Yes. New brick needs new flashing cut into it, and that's where most chimney leaks start.
