Roof Repair vs. Replacement: The Short Answer
Repair when the problem is in one place and the rest of the roof is sound. Replace when the problem is the roof itself: worn out everywhere, leaking in several places, or sitting on soft decking. Most decisions fall clearly on one side once you look at the roof with those three tests.
The Age Test
Asphalt shingle roofs in New Jersey typically last 20 to 30 years, less on south-facing slopes and over poorly ventilated attics. A repair on a 10-year-old roof can buy a decade or more. The same repair on a 24-year-old roof may buy a season. Age alone isn't the answer, but it sets the expectation.
The Damage Test
Count where the problems are. One cracked pipe boot, one failed piece of step flashing, one area of wind damage: repair. Granule loss in the gutters from every slope, curling or blistering across the roof, leaks in more than one room: the shingles are failing as a whole, and patches will chase the problem around the house.

The Decking Test
Soft or spongy decking means water has been getting in for a while. Small areas can be cut out during a repair. Widespread rot means the roof has to come off to fix it properly, and once it's off, that is a replacement.
Cost Over Ten Years
When you weigh roof repair vs. replacement, compare the total rather than the first invoice. A cheaper repair followed by two more over the next few years can cost more than replacing once, and an early replacement throws away years of life on a roof that only needed one fix. Ask for both prices when both are reasonable, and ask what each is likely to buy you in years.
What We'd Tell a Family Member
If the roof is under 15 years old and the damage is in one place, repair it. If it's past 20 and showing wear on every slope, start budgeting for a replacement now rather than paying for repairs you'll tear off anyway. In between, get it inspected and look at the photos.
